What is a Site Survey?

A Site Survey is often the general term used by many professional consultants (land surveyors, town planners or architects) to describe a key type of land survey.

In general terms, a Site Survey will include two specific surveys, a Title Re-establishment Survey (can also be known as a Boundary Survey) and a Feature & Level Survey (also known as a Contour Survey).

  • A Title Re-establishment Survey

The primary function of these surveys is to determine the precise location of your property’s boundaries and review the details of the title to check for items like easements.

  • Feature & Level Survey

A Feature & Level Survey will give you a detailed understanding of the existing site conditions of your property. It will do so by locating several key features including (but not limited to) spot levels and contours, visible services, significant trees, the location of existing site buildings, and the location of directly adjoining buildings.

 When do you need a Site Survey?

 A Site Survey is often needed when you are planning any new building development on your property. A Site Survey will detail the relevant aspects of your property to ensure your design is suitable for your land.

Having your title surveyed will assist with any new development or construction on or near the property’s boundaries. It will also ensure you are not building over your land’s boundaries with any new construction.

Detailing the features and levels of your land will as well give you critical information that will maximise the design and building process. Your development team (architect, engineer, builder), as well as local council, will use the information gathered to ensure your design fits the property, complies with regulations and is built accurately.
