Five Useful Land Surveys

Title Re-establishment (Boundary) Survey
A Title Re-establishment Survey is a useful land survey that determines the precise location of your title boundary.
These surveys, also known as a Boundary Survey, can not only accurately locate title boundaries, but can also identify any encumbrances, easements, or restrictions on your title.
You should ask for a Title Re-establishment Survey at your property if you:
- Need to re-establish or identify the boundaries of your property for sale or purchase, or for the construction of a new fence.
- Need assistance with a boundary dispute.
- Are planning a new development or any construction on the property.
- Are planning to subdivide your property.
Feature & Level Survey
A Feature & Level Survey is a useful land survey that provides a detailed view of the existing site conditions and identify topographical features, adjoining properties and street details for your property.
You should ask for a Feature & Level Survey if you are:
- Planning to extend onto an existing dwelling on your property.
- Planning to build a structure on or near your title boundary.
- Constructing a new build from scratch.
- Planning to subdivide your property.
Site Analysis Survey
A Site Analysis Survey (also known as a ResCode Survey, Site Description and Site Context Plan) will assess the features and levels of a site, but will also capture data in a much wider survey area (usually a 50m radius), providing greater context for the primary property’s development.
You should ask for a Site Analysis Survey if you are:
- Planning to subdivide your property. These surveys provide required information with respect to Clause 56 of Council Planning Schemes.
Set Out Survey
A Set Out Survey, also called a Building or Construction Set Out, is an essential step when building any structure on your property.
Having a surveyor conduct this useful land survey ensures accuracy for your build, avoiding costly design or construction errors. It also guarantees your build is constructed as per the approved design plans.
You should ask for a Set-out Survey if you:
- Need gridlines for small-scale builds such as decks, extensions and renovations.
- Need gridlines for larger builds such as new homes and buildings.
- Need to set out the location of retaining walls, bored piers and hold down bolts.
- Require a TBM or check on floor levels or as-constructed slab levels.
Subdivision Survey
Subdivision allows for the division of a land title into two or more new parcels that can be dealt with separately.
