What is a land survey?

A land survey is the process of taking precise measurements of land and presenting the data in a detailed map or survey plan.

The survey plan can detail important information including title boundaries, proposed subdivision lots, features and levels of the land, or important construction points. 

Land measurements are taken with the help of highly accurate technology including Total Stations, GPS, laser scanners and drones.

Land surveys are crucial to homeowners, architects, engineers, builders, local council and developers.

They should be used during a range of land developments and across multiple stages of each project.

When do you need a land survey?

You should ask for a land survey:

Prior to any land transaction, including buying and selling property and purchasing a development site.

Before purchasing property making sure you ask for a Title Re-establishment or Boundary Survey to review title boundaries, check for easements, covenants, 173 Agreements, building envelopes and Owners Corporations. These are all title particulars that might restrict your development plans. You also want to check for encroachments on your boundaries that you can rectify if possible.

At the preliminary design stage for any project.

A Title Re-Establishment & Feature Level Survey will locate the relevant site information and be utilised as the fundamental document to allow all other consultants to base their work on.

For example, arborists, engineers, architects, town planners will use the survey plan produced by the above land surveys to base their designs and submit the appropriate applications and reports to council.

During a build.

A Set-Out land survey should be used to ensure construction is completed accurately using correct markings and locations.

Subdivision surveys can also occur during this stage of a development.

At project completion.

Land surveys such as a Finished Floor Level Survey or As Constructed Survey (during subdivision) can verify construction for Certificate of Occupancy or any other compliance matter.
