What is a Lease Area Survey?

A Lease Area Survey (or Lettable Area Survey) is carried out to determine the floor or land space available for leasing purposes. The Lease Area will often be used to calculate the rental value of a property or determine the terms of the lease agreement.

Commercial Lease Area Surveys must be carried out using the Property Council of Australia Guidelines (2008) and the Retail Tenancies Act 1998. We recommend using a Licensed Land Surveyor to perform your Lease Area Survey to ensure these guidelines are followed.

Using the above guidelines there are several ways that commercial lease areas can be calculated:

  • Net Lettable Area (NLA) Surveys are used in office buildings and office and business parks. The lettable area is calculated by taking measurements from the internal surfaces on the exterior walls and the middle point of any shared walls. In certain circumstances these measurements exclude areas such as toilets, stairwells, vertical service ducts, and lift lobbies.
  • Gross Lettable Area (GLA) Surveys can determine tenancy areas in warehouses, industrial buildings, free standing supermarkets and showrooms. The lettable floor space in GLA Surveys is calculated by measuring from exterior wall surfaces and the midline of any shared walls.
  • Gross Lettable Area – Retail (GLAR) Surveys are used for measuring floor area of retail tenancies in shopping centres, commercial buildings and strip and free-standing shops. To calculate the GLAR, our team will take measurements from the internal face of any exterior walls and the middle line of any shared walls of the property.
