When do you need a Boundary Survey?

You may have been told you need to engage a land surveyor for a Boundary Survey of your property.

A Boundary Survey is another name for a Title Re-establishment Survey. The primary function of these surveys is to determine the precise location of your property’s boundaries

However, Boundary Surveys can also be useful in identifying any encumbrances, easements, or restrictions on your title. 

When should you ask for a Boundary Survey?

A Boundary Survey should be completed for the following:

  • To re-establish or identify a property’s boundaries for sale or purchase.
  • To assist in the resolution of boundary disputes with abutting properties. 
  • To assist with new development or construction on or near the property boundaries. This may include the marking of title for fencing or new structure builds.
  • As part of the Subdivision process. 

Who can perform a Boundary Survey?

In Victoria, a this type of survey can only be performed by a Licensed Land Surveyor. In fact, any unlicensed surveyor who undertakes a Boundary or Title Re-establishment Survey is liable for prosecution. As the activity is deemed illegal, all survey documents produced by such a survey have no legal standing.
